I wrote about it in last version of this apartments. When I think about it, it's not so bad that living room is separate room, because it can be as bedroom if you give real bedroom to the kid.

MODIFIED FLOORPLAN

As in previous version, bedroom is at the end of apartment. Next to it is bathroom with window (as on original floorplan). Kitchen is next to entrance, and living room is little bit larger- because no standard hall is present, but you use living room to get to the bedroom.

I wanted this raw, concrete look, but also to be warm and cozy so I added wood, plants, textile.. Furniture is multifunctional and can be easily removed, replaced..

Instead of TV, there is movie screen. Instead of normal couch, there are 2 sofas. These sofas I find really convenient since you can easily rotate them how you prefer, and are long enough to stretch your legs. Also, these sofas can be changed to beds- which is amazing if you have friend(s) for sleepover after movies night with beers and popcorns!

I imagined them as naked concrete, since it is main material in new buildings. Two good things about it- no expense for paintings, if it gets dirty, it looks raw anyway. But to be honest, I am not sure about bad sides of concrete. Cold, not easy to clean it..? hmm, I have no idea.

Also raw- stainless steel. It doesn't have wall cabinets but shelving which can be repurposed if is not needed here. Kitchen is small one, is not for someone who likes to spend hours and hours in kitchen but for someone to cook some simple meal occasionaly.

There is shelve above window, which can be also repurposed. Bench with storage, shelf for plants..

LOWER APARTMENT, 45 M2

I will be honest with you, I put huge effort into making this kitchen. Dimensions of it are completely ok for having L-shaped kitchen and dining table. It has also large buffet for storing extra beautiful pottery. Imagine if you add lights inside.. That white thing above stove is supposed to be modern range hood.

Mini sofa, TV, shelving, that's it.

Bedroom is not large, but if you would need it, you can diy crib with drawers below.

So, I dug out floorplan of some new building that is planned to be built and was like, ok let's see what we have here. Honestly, I would never ever buy an apartment which has 7 m2 of hall and dining room in which table for 4 cannot fit. But, unfortunately, different kind of shit is on market for crazy prices, and what is more crazy- it's being sold.
Only thing i like here is that bathroom has window.Good job!

So, I would say is not so bad. 
Floorplan is turned upside down:

  • entrance hall is tiny, but large enough for taking of shoes and jacket and storing it in wardrobe; hall can be partially or fully divided
  • sanitary facility of both apartments are on one side 
  • bathroom are smaller, but do you need larger?
  • dining and living room are larger
  • work space added 
  • bedrooms have walk in closets, but is not necessary to have it

Below are 2 tabourets, as additional seating.
Table has also shelves on one side.

Cannot do without it :). Take a look here how it can be pretty, millions of ideas.

I put it little bit diagonal, maybe will not be so obvious how room is narrow (290 cm wide).

Ok, you don't have separate hall so you don't have privacy when going to bathroom to take a piss while someone is sitting in living/ dining room.
But let's be realistic, what people? Covid is ongoing and apartment is for one or 2 people. So, according to me, you don't need hall of 7 m2. Nor privacy haha :)

I like it. It is tucked in, you have space for moving around, it has everything needed and standard sized appliances.

I put dark colored walls since I wanted to see how it will look like in small space. For contrast there is white furniture, and few wooden elements to make space warmer- as per experts.

LOWER APARTMENT, 45 m2

Room is wide 330 cm, so corner sofa could be good choice.

It is dividing dining an living room, and is base for TV and bench for sitting. You'll see soon.

Considering not so much space, I put 2 benches instead of dining chairs. Advantage is that you have storage beneath and many people can sit here (if your friends come over), on the other side, is not so practical.

On the other side of bench is desk for workspace.
In fact, all three zones (living and dining room and workspace) are physically connected.

I put corner shelving since I was not sure for orientation if it was regular one. However, I would say this one is better.

It doesn't necessary to be U-shaped, but since depth is 140 cm, why not to use it.
